In 2013, Sunac took the Tianjin Tractor Factory project for RMB 10.32 billion, and became the land king of the total price in that year, which is now the Sunac Center.

Sunac Center, formerly known as Tianjin Tractor Factory, was the pride of Tianjin people in 1960s and witnessed the industrial glory of the last century. Sunac left the trees over 50 years old, tractor factories and old chimneys over 100m in the base as memories of the industrial age. With many years of experience in real estate operation rooted in Tianjin, Sunac is ready to build a new city center of Tianjin with an area of one million square meters, and pioneering to dedicate international boutique businesses, business clusters and high-end residential buildings to Jincheng, thus opening a brilliant new chapter in the city.


FORCITIS was also honored to be the facade consultant of the project, helping Sunac to build a city with RMB billions and leave a memory for the future.




Since February 12, 2015, we have undertaken the door and window facade project of Tianjin Sunac Tiantuo Blocks D, G and I, with a building area of 222,685.4㎡ and a design area of 54,855㎡. A total of 1,130 working hours items have been recorded on the platform, and more than 20 designers have participated in the facade consulting service of the project. Up to now, a total of 5,488 working hours have been spent to the project.

The Sales Office of Sunac Center is designed by Shanghai Lacime Architects. As the main place for the start-up display of the project and the reception and office of the citizens, the architectural design expects that the first house to stand up is like a key of time, which leads to memory and concern, and picks up the key to open another door-the door of rebirth. The whole stage of design from space to material is pursuing the reappearance of place memory in the new era. In the night lighting design, in order to perfectly embody the architectural design concept, FORCITIS lighting design team adopted different lighting techniques to create different rhythms of vertical and horizontal segmentation, and created different facade textures and light and shadow effects for the building.

For the door and window facade project of Tianjin Sunac Tiantuo Blocks D, G and I, a large area of shale bricks are used in the facade. Brick, as one of the oldest building materials, penetrate the whole history of mankind. With the development of economy and technology, various new materials are constantly emerging, and brick is gradually replaced as a traditional building material. Nowadays, with the rapid development of building facade materials and technology, bricks have regained their vitality. More and more architects focus on bricks, creating the facade skin of buildings through brick masonry, and modern materials and construction technology have endowed masonry buildings with many different characteristics before.


1.Out-and-in bond


Out-and-in bond masonry method is that a layer of stretcher bricks and a layer of header bricks are constructed at intervals, and the vertical seams between the upper and lower layers are staggered by 1/4 brick length, as shown in the following figure.




2.Flemish garden wall bond


Flemish garden wall bond masonry method is that three layers of stretcher bricks and a layer of header bricks are constructed at intervals, and the vertical seams between the upper and lower layers are staggered by 1/4 brick length, as shown in the following figure.




3.MeiDing


MeiDing masonry method is that each layer of header bricks are separated from the stretcher bricks, the upper layer of header bricks are sitting on the stretcher bricks, and the vertical seams between the upper and lower layers are staggered by 1/4 brick length, as shown in the following figure.




During the design of the door and window facade project of Tianjin Sunac Tiantuo Blocks D, G and I, we spent 5488 hours, in the spirit of craftsmen, setting out all kinds of decorative combinations of bricks in the drawings at a ratio of 1: 1, and drawing the grid size of each brick and each drawing. In the project, we also use a variety of techniques, such as pull-out masonry, 45-degree twist staggered masonry and combined masonry. The rich combination continues the breadth and depth of time memory of the red brick skin of the old factory building.
